Residential Service Terms & Conditions

Johnson Pool & Spa | Residential pool, spa and swim spa service
Effective December 1, 2026 | Last updated October 31, 2026

These terms apply to all residential service customers of Johnson Pool & Spa ("JPS"). Your service proposal sets your prices and the services you chose. These terms cover everything else. By keeping a payment method on file or continuing service after the effective date, you accept these terms.

1. Service schedule

  • Each body of water on your proposal is serviced on an assigned route day at the visit frequency shown on your proposal.

  • There is no service during Thanksgiving and Christmas weeks, when the Service Department is closed. No credit is given for those weeks.

  • If your route day falls on another holiday, service happens that day, the day before or the day after.

  • On rainy days, your technician completes as much of the visit as is safe and checks electrical connections and cover pumps.

  • We work to keep the same service day and technician, but neither is guaranteed. Days, arrival windows and technicians may change because of routing, staffing, holidays, weather or other operational needs.

Service Department hours are Monday–Friday, 8:00 am–4:00 pm. On-call Saturdays are 9:00 am–2:00 pm, May through September.

2. What regular service includes

  • Pools: brush walls, floor and steps; skim and net; vacuum as needed; empty skimmer, pump and sweep baskets/bags; monitor filter pressure and backwash as needed at no extra charge; check the salt system; inspect the equipment pad.

  • Portable and in-ground spas: empty baskets, vacuum debris, wipe the waterline, pillows and underside of the cover, and clean the spa filter monthly.

  • Swim spas: empty baskets, remove debris and clean the swim spa filter monthly.

  • Every body of water: test and balance the water at every visit.

3. Chemicals included

Included chemicals are based on the regular maintenance dosage for the size of each pool or spa under normal use and conditions.

  • Pools: chlorine (liquid and tablets), muriatic acid, soda ash, sodium bicarbonate, conditioner (stabilizer), calcium, and D.E. for D.E. filters.

  • Portable spas and swim spas: the chemical package on your proposal (Bromine, Salt, @ease or Bromine/Mineral) includes the technician's regular sanitizer, oxidizer, pH and alkalinity adjusters, enzyme, stain and scale control and filter cleaner. @ease packages include SmartChlor and mineral cartridges at the manufacturer's replacement schedule. Oxidizer for you to use between visits is sold separately.

  • Treatment plans: if your proposal includes Mineral Defense, Algae Defense, Black Algae Defense, Enzyme Treatment or Liquid Solar Cover, the plan's specialty chemicals are included at the regular dosage for your pool's size tier while you stay on the plan. Mineral Defense treats during the season and is billed in equal monthly payments year-round.

  • Not included: chemicals needed above the regular dosage (for example after storms, heavy use or parties, fill-water metals, outside contamination, equipment shutdowns or power outages); specialty chemicals not covered by a treatment plan (such as stain or phosphate removers, clarifiers, algaecides, salt and tile cleaner); recovery of green or cloudy water; and water for filling or refilling. These are billed at standard rates.

4. Required recurring services

To keep your system healthy, JPS performs the following on schedule without further notice and bills them on the next invoice at your proposal price or our current rate:

  • Filter clean and inspection at least every 6 months

  • Portable spa purge, drain and clean every 4 months

  • Swim spa drain once a year

Heavy use, landscaping or weather may require these more often. Equipment maintenance and optional services you accepted on your proposal are also performed on their schedule and billed on the next invoice.

5. Parts, materials and repairs

  • Extras of $80 and under (parts, chemicals and materials) are done without prior approval. You are notified on your service report and invoice, but they are not quoted first. Several extras of $80 and under in one month may total more than $80.

  • Anything over $80 is quoted and done only with your approval.

  • If you prefer to be quoted for all extras, regardless of the amount, we can set that up for you.

  • Route technicians maintain water quality and cleanliness. Equipment diagnosis and repair are handled by the Repair Department and billed at our current diagnostic and hourly rates, plus parts. Your technician will try to troubleshoot or send us information first to help you avoid a diagnostic charge.

6. Owner responsibilities

  • Keep the water level at the middle of the waterline tile (or the spa's fill line). All filling and topping off is done by the owner; using a timer is recommended.

  • Remove manual (bubble-type) covers before service. Keep vegetation trimmed away from the pool, spa and equipment.

  • Run filtration for at least one full turnover per day in summer and one-half turnover per day in winter.

  • Keep a working chlorine tablet feeder, salt system or other automatic sanitizer on every pool.

  • Repair or replace broken equipment, keep gates and locks working, provide safe access, and secure pets on service day.

  • Spa covers: fasten straps after each use, keep heavy objects off the cover, do not sit or stand on it, release all straps before removing it, and follow the manufacturer's care instructions.

  • Any cleanup or restoration needed before regular service starts is quoted separately and must be completed and paid before service begins.

7. Billing and payment

Billing schedule
Service is billed on the 1st of each month for the previous month's work. All invoices, statements and account notices are electronic and sent by email.

Payment method on file
A payment method on file is required for residential service. You can choose:

| Payment method | Processing surcharge |
|---|---|
| Debit card | None |
| Bank account (ACH) | None |
| Credit card | Up to 3% on eligible payments, shown on your invoice and receipt |

Recurring services
All recurring services, whether monthly, every 4 or 6 months, or annual, are charged automatically to your payment method on file when invoiced. This includes regular service, required recurring services such as filter cleans and spa drains, accepted equipment maintenance and optional services, and as-needed extras of $80 and under.

One-time jobs (service or repair visits)
One-time jobs are charged to your payment method on file when invoiced, unless you tell us in advance that you'd like to pay that job by check or by an ACH payment you send to us. In that case:

  • We email you the invoice with its due date.

  • Payment must be received by the invoice due date.

  • If payment has not been received by the due date, your payment method on file is charged on the due date.

Make checks payable to Johnson Pool & Spa and mail them to 9650 Old Redwood Hwy., Windsor, CA 95492.

Setting up your payment method
You do not need to use the customer portal. Our Account Manager can set up your payment method over the phone at (707) 837-0604 ext. 202, or call Accounting at (707) 837-0604, option 6. If you prefer to do it yourself, you can add or update your payment method at johnsonpoolandspa.poolbrain.com, where you can also view service reports, invoices and payment history.

Past-due accounts

  • Unless a different due date is shown on the invoice, invoices are due 30 days after the invoice date.

  • An invoice that is not paid by its due date, for example because a payment method is declined or removed, is past due.

  • Past-due balances accrue late fees at up to 18% per year, prorated daily, with a $15 minimum.

  • At 30 days past due, service may be placed on hold until the account is paid in full, including late fees and collection costs.

Questions about a charge? Email service@johnsonpoolandspa.com and we will review it with you.

8. Changes to rates and terms

JPS may adjust rates or update these terms with at least 30 days' written notice by email. The current version is always posted on this page. Continuing service after the effective date accepts the updated rates or terms.

9. Crystal Clear Commitment

If we were just there and your water is not clear, tell your route manager within 24 hours after your scheduled visit and we will return within 24 business hours to make it right at no charge. Weekends and holidays are not counted. The commitment applies to regular service customers whose account is current, whose equipment is properly sized, installed and working, and whose water has not been treated or adjusted by anyone else since our visit. Full details are provided in your welcome letter.

10. Cancellation

Either party may cancel service at any time. Cancellations from the owner must be in writing, by email to service@johnsonpoolandspa.com or by mail to 9650 Old Redwood Hwy., Windsor, CA 95492, and may take effect immediately. Verbal requests to a technician or staff member are not accepted. Open service orders are completed and invoiced, and the month's regular service is prorated to the cancellation date.

11. Disclaimers

  • Surfaces: plaster and other finishes are natural materials. Shading, mottling, spotting, streaking, scaling and staining (including waterline tile) can result from fill water, materials, hydraulics, sanitizer type and other factors outside routine service. Corrective work is quoted separately.

  • Equipment shutdowns: green or cloudy water caused by equipment failure, power outages or system shutdowns is not part of regular service and is quoted separately.

  • Automatic covers: cover fabric and components wear in treated water even when chemistry is correct. Fading, stiffening and cracking are normal wear.

  • Salt systems: salt water is more corrosive to metal, stone, concrete, plaster, decking, heaters, cover parts and other materials. Above-normal wear is not controlled by routine service.

  • Spa covers and pillows: aging covers and pillows absorb moisture and may discolor, stain or grow mold despite regular cleaning. Replacement may be recommended.
